If you are thinking about selling your home or investment property within the next 12 months it is important that you start putting things in place sooner rather than later. Being prepared and organized will mean you’ll be less stressed and under less pressure when the time comes. You’ll also be more likely to get a premium price.
Firstly, even if you are 12 months or so away from selling get an experienced agent in to have a look at your home or investment and give you some ideas on what things are priorities to do to ensure you get the best price. I will say that some agents are better at this than others – I can confidently say that my team are great with giving advice around preparing your home – but there may be some agents that just want you to list there and then.
I’ve just recently been out to see a client for the 3rd time in 2 years. The first 2 times we met I made some suggestions about painting the timber doors and architraves, replacing the yellow bottle glass and front door, putting a modern flooring through their main living areas and neutralizing the paint colour. As well as a simple but effective bathroom update. Keep in mind, these clients were very keen to update the home to sell so they’ve done a lot more than many will do – but they’ve spaced it out over 2 years. They haven’t over spent and they will likely get $60k – $100k more than they would have if they didn’t do the work. I’d estimate they’ve spent about $20-25k – so a pretty good investment.
When you do go to sell, ensure the agent and yourself have a clear picture of who the target market is and present & market your property accordingly. Staging your home with hire furniture and/or soft furnishings can make a huge difference to the look and feel of the home & will also make it photograph better. In my experience a well staged home generally adds anywhere from $10,000 to $100,000 to the sale price.
Other things you need to ensure is that your agent uses a good photographer and maintains your property at the top of the real estate websites to maximum exposure and therefore maximum inspections.
