Spring into real estate season!!

By Tamara Lloyd

Yay it is finally Spring!! Although the weather has not warmed up yet, I know it eventually will. If you are anything like me, you are hanging out for some warmer weather! Other than the promise of days over 20 degrees, Spring also means the real estate market starts to heat up!

Stock levels have been fairly tight over winter, however those looking for a new home or investment can be assured that more homes will be coming on very soon. Traditionally one of the biggest listing weeks for new properties on the internet is the week after the AFL Grand Final which falls on 30 September this year.

We are expecting a very busy Spring, continuing through to Christmas. Many clients we’ve been working with in 2017 are in the final stages of getting their homes ready to go onto the market. This is obviously great news for those looking to purchase this side of Christmas, as there should be much more to choose from in the coming weeks.

If you are looking for a home in the coming months my advice is to set up alerts on your preferred real estate portals. There are a number to choose from so you are notified of new listings matching your basic criteria (realestate.com.au, domain.com.au, realestateview.com.au). You need to be going to open homes in the first week ideally, but if not week 2. There is a good chance that by week 3 the property will be sold. Over the past two months the days it has taken to sell a property within our office has averaged around 3 weeks.

If you are looking to get your home onto the market and want some advice on what you need to do to get your home ready, please feel free to contact me directly on 0408 585 319, alternatively contact any of my experienced team at the office on 9725 7444.
