Sell now or wait for spring?

This time of year is cold and not particularly inviting when it comes to outdoor activities. Leading up to and during winter people often wonder if they should hold off selling their home for spring, or if they can still get a good result in winter.

A theory & answer to this is…

There are fewer homes on the market in winter and therefore buyers have less to choose from. As it’s a supply and demand scenario – the less supply the more demand there is. Agents are also finding that this year there have been no signs of slowing in the demand. In fact open home numbers over the past 18 months or so have consistently sat in and around an average of 7 groups per Saturday open, and over the past few months this average has increased dramatically – agents are now generally finding averages are in the vicinity of 12 groups – in other words the averages have more than DOUBLED! Most homes are currently selling in around 2 weeks and are generally achieving anywhere up to 5 offers on a property.

If you are selling in the colder months here are a few ideas:

  1. Make sure your home is WARM – nothing is more inviting than coming out of the cold and into a beautifully warm home – this in itself will get you offers!
  2. If you have a working fireplace, it would be great if you can have this on at least for open homes
  3. Ensure lights and lamps are on for inspections – again this will make the home feel and look warmer
  4. Have a few planter pots with colourful flowers at the front door, back door and anywhere else appropriate. This just creates some vibrancy in a garden that may not have much colour in it.
  5. Prune the garden and put some fresh mulch down – please don’t use the bright red/orange mulch it does not come up well in photos!
  6. If you do have a stunning garden in spring then you could always have a few photos of your garden for potential buyers to view if you think this is a big selling point for your property.
